Understanding Florida Flood Zones

High-Risk Zones (A, AE, AH, AO, V, VE): These are Special Flood Hazard Areas with at least a 1% annual flood chance (the "100-year floodplain"). If you have a federally-backed mortgage, your lender requires flood insurance. V and VE zones face additional storm surge and wave action from the coast.

Moderate-Risk Zones (B, X-shaded): Between the 100-year and 500-year floodplains. Flood insurance is not required but strongly recommended. About 25% of all NFIP flood claims come from these "moderate risk" zones.

Low-Risk Zones (C, X-unshaded): Outside the 500-year floodplain. The lowest FEMA risk designation, but NOT risk-free. In Florida, over 20% of flood claims come from low-risk zones due to heavy rainfall, poor drainage, and flat terrain.
